A KNX guest room control system is only as useful as the data it shares with the rest of the hotel. The real payoff comes when the room controller (RCU) is wired into the GRMS (Guest Room Management System) and the PMS (Property Management System) so that rooms, front desk and energy saving work from one source of truth.
Why KNX is a strong backbone for integration
KNX is an open, international standard with a stable object model. Each device exposes typed communication objects (switching, dimming, temperature setpoint, scene, alarm). That makes it straightforward to map room functions to GRMS/PMS fields without proprietary protocols. A single KNX TP or IP line can carry lighting, HVAC, curtains, door sign and minibar signals to a gateway.
What data flows between RCU and PMS
- Room status: occupied / vacant / cleaned / inspected, derived from card-power, door contact and PIR.
- Do-not-disturb and make-up-room: pushed from the room switch or app to housekeeping boards.
- Check-in / check-out scenes: PMS triggers a welcome scene on arrival and an eco setback on departure.
- Energy saver: card-removed event tells the PMS the room is empty so HVAC drops to setback.
- Fault and maintenance: lamp-out, low battery on wireless switches, communication loss.
Integration methods: BACnet, Modbus TCP and API
Most hotels already run BACnet/IP or Modbus TCP for building systems, so a KNX-to-BACnet or KNX-to-Modbus gateway is the lowest-friction path. For cloud PMS or custom dashboards, a gateway that exposes a REST or MQTT interface is cleaner. HOTEKEY RCUs ship with a gateway that supports BACnet/IP, Modbus TCP and an HTTP/JSON API, so integrators can pick the transport the project already uses.
- Can KNX room control work with any PMS?
- Yes. A gateway translates KNX group communication into BACnet/IP, Modbus TCP or a REST API. As long as the PMS or GRMS can consume one of those, the room controller integrates without replacing the PMS.
- What is the difference between GRMS and PMS here?
- The PMS manages reservations, billing and front-desk operations. The GRMS manages in-room devices and room status. The RCU sits under the GRMS, and the GRMS links upward to the PMS.
- Does KNX integration require extra cabling?
- No extra room cabling. The integration happens at the gateway, usually in the guest floor distribution or the IT rack, where the KNX line meets the building IP network.
