KNX vs RS-485 vs BLE Mesh: How to Choose Hotel Room Control

KNX vs RS-485 vs BLE Mesh for hotel room control: a practical comparison of topology, install cost, scalability and best-fit project types to help you choose.

Talk to Hotekey

Three technologies dominate hotel guest room control today: KNX (the international wired standard), RS-485 / Modbus (the simple, proven wired bus) and BLE Mesh (wireless, ideal for renovation). All three can deliver lighting, HVAC, curtains and service control — the difference is wiring, cost and best-fit project type. This comparison helps hotel owners, designers and integrators pick the right one.

KNX — choose for new-build and high-end

KNX is the standardized, long-life option. Pick it when the hotel is being built from scratch, targets a premium segment, or belongs to a chain that wants one interoperable standard across properties. The trade-off is higher device cost and the need for KNX-trained commissioning.

RS-485 / Modbus — choose for value wired projects

RS-485 (often running Modbus) is the workhorse of cost-sensitive wired installs. A hand-in-hand bus is simple to wire and the RCU handles lighting, HVAC and service logic centrally. It is less "open" than KNX and weaker on multi-vendor interoperability, but for a single-supplier project it is hard to beat on price and reliability. See our RS-485 wiring guide.

BLE Mesh — choose for renovation and wireless

BLE Mesh puts control on a self-healing 2.4 GHz radio mesh. No new cables means you can retrofit an operating hotel room by room with almost no guest disruption. It is the fastest path to "smart" for heritage buildings, leased properties or phased upgrades. Compare it directly in BLE Mesh vs Zigbee and BLE Mesh vs wired RCU cost.

Decision guide by project type

  • New 4–5 star hotel or chain: KNX wired backbone.
  • New budget / mid-scale hotel: RS-485 wired RCU.
  • Operating hotel, no rewire budget: BLE Mesh wireless.
  • Heritage / protected building: BLE Mesh wireless.
  • Mixed portfolio: KNX in new builds, BLE Mesh for retrofits, RS-485 where cost rules.

Frequently asked questions

Can I mix these in one hotel?
Yes. Many portfolios run KNX in new wings and BLE Mesh in older wings, bridged to a common GRMS layer for unified management.
Which is most future-proof?
KNX, by design — it is an open international standard with a 20+ year product lifecycle.
Which is cheapest to install?
BLE Mesh, because it removes wiring labor. RS-485 is cheapest among wired options.
