A multi-villa resort is not one building - it is dozens of small buildings scattered across a site, each needing the same lighting, HVAC, curtain and service logic as a hotel room. KNX fits this topology because every villa becomes a self-contained subnet that still reports to one central platform. This case study walks through how a resort deployed KNX across villas and what changed for operations.
The challenge: distributed guest rooms
Villas are physically separate, often 50 to 300 m apart, with their own distribution boards and varying build dates. A centralized RCU cabinet cannot reach them without long home-runs. KNX solves this by making each villa a subnet: local actuators run the room locally while an IP backbone carries status and control to the central resort platform.
Architecture: per-villa KNX subnet plus IP backbone
Each villa gets a KNX TP bus with panels, dimming and switching actuators, HVAC actuators and a KNX IP router. The routers connect over the resort IP network, with fiber between clusters, back to a central GRMS. Guangzhou Hotekey Electronics Co., Ltd. supplied the KNX panels and actuators; the resort integrated them under one management console so engineering sees all villas as a single map.
What got deployed: scenes, energy, maintenance
Three packages rolled out uniformly: scene control with welcome, sleep and away per villa; energy with card-power and occupancy cutting loads in unoccupied villas; and maintenance with centralized fault diagnosis. Because logic lives in the bus, the guest experience is identical whether a villa was built last year or five years ago.
Outcomes: fewer site visits, lower load
With centralized diagnostics the resort cut manual patrols roughly in half - faults are located to the circuit before a technician is dispatched. Energy dashboards exposed villas running loads while empty, and occupancy-based control trimmed the worst offenders. Exact savings vary by season, but the operations team reported fewer emergency callouts and steadier overnight HVAC behavior.
Frequently asked questions
- How do you connect villas far apart?
- Fiber or IP bridges link each KNX subnet; the IP backbone carries KNXnet/IP back to the central platform.
- Is maintenance more complex?
- No. The central platform diagnoses all villas; a single fault is located to the circuit, not guessed on site.
