An apartment-style hotel in Qianhai / Bao'an Center, Shenzhen

Location and operation

The property is located at No. 66 Xinhu Road, Bao'an District, Shenzhen, in the Qianhai / Bao'an Center area, adjacent to Uniwalk shopping mall and OCT Harbour, about 290 m from Xin'an metro station. Converted from an apartment building, it comprises 249 keys and apartments - 101 hotel rooms and 148 serviced apartments - with an outdoor pool, gym and meeting rooms.

A mixed hotel and serviced-apartment operation means one control architecture must fit everything from a standard guest room to a multi-bedroom apartment - covering hotel-style scene control as well as the kitchen and laundry points inside apartment units.

The Challenges

Mixed operation, wide unit range, long-term uptime

Mixed operation with a wide unit range - 13 room types in total, from standard king and twin rooms to suites and one-bedroom / three-bedroom apartment units.
Very different control scale per unit - a standard king room has around 15 lighting circuits, while a suite reaches 28, so control modules must be configured per room type.
Apartment units include living functions - kitchen points (range hood, induction hob) and a washing machine add control dimensions beyond a standard guest room.
Long-term uptime after opening - the hotel is in operation, so the control system must run 24/7 and stay easy to maintain and troubleshoot.

The Hotekey Solution

Modular RCU controller

Combined per room type: power supply, networking module, HVAC module, room-status module, curtain module, 4-way magnetic-latching module (LED strips and high-power circuits), and 4-way / 12-way relay modules.

Guest room panels (own brand)

Entrance panel (key-card power, master switch, DND / make-up room), bedside panel (Bright / Sleep / Comfort / Reading scenes, USB charging, thermostat), plus bathroom and living area panels.

HVAC control and motorised curtains

The HVAC module works with the thermostat panel to control temperature and fan speed; curtain motors with tracks and bathroom roller blind motors give separate control of sheer and blackout.

Public area lighting and door display

8-way 16 A DIN-rail smart relays, system gateways, programmable panels and monitoring software for public areas; three-in-one door displays (DND / Make Up Room / Doorbell) in guest rooms.

Project Value

One modular RCU architecture across 249 keys and apartments, giving consistent control logic across 13 room types and simplifying staff training.
Kitchen and laundry points inside apartment units are brought under the same control platform, matching the realities of serviced-apartment operation.
Panels, sockets, curtain motors and door displays are all Hotekey own-brand, so components and spares stay consistent for long-term maintenance.
The hotel is in operation and its in-room technology can be verified on OTA platforms (Ctrip rating 4.6-4.7).

Scope of supply: modular RCU guest room control + public area smart lighting, covering 249 keys and apartments (101 hotel rooms + 148 serviced apartments).
Not included: wireless BLE / Zigbee, KNX, hotel PMS integration, public area network / TV / telephony, door locks and lift control, service robots (all supplied by other vendors).
