RS-485 / Modbus is still the most deployed wired bus for hotel RCU because it is cheap, robust and simple: a twisted-pair carries data to dozens of nodes. The difference between a stable install and one that drops a node at 3 a.m. is almost always termination, grounding and addressing discipline.
Why RS-485 still matters for hotel RCU
RS-485 is a differential two-wire bus that supports multi-drop networks of 32 or more nodes at modest speeds, using the Modbus RTU protocol for register reads and writes. For a room-control backbone that links panels, switches, dimmers, thermostats and actuators, that is plenty — and the parts are commodity-priced and well understood.
Daisy-chain, never star
Run the bus as a single daisy chain from the controller out to the last node, with short stubs at each tap. A star or heavy branching creates signal reflections that corrupt frames intermittently. Keep stubs under about 0.3 m where possible and route the pair away from 230 V mains to reduce induced noise.
Termination resistors and bias
Fit a 120 ohm termination resistor across the pair at the two physical ends of the bus only — not at every node. Missing or doubled terminators are the top cause of flaky communication. A small fail-safe bias resistor on the master end keeps the line in a defined idle state so a disconnected node does not drag the bus low.
Grounding and ground loops
Ground the shield drain wire at one end only to avoid ground loops, which inject a hum that looks like data errors. If nodes sit on different electrical panels with potential differences, prefer isolated transceivers or opto-isolated repeaters. Do not tie the signal ground to earth at both ends.
Baud rate, address and poll planning
9600 or 19200 baud is the usual choice; higher speeds shrink the allowable cable length. Give every device a unique Modbus slave address and document it. Poll interval scales with node count — with 60 nodes at 19200 baud, budget the round-trip so a slow device does not time out the master.
Merging buses and long-line rules
Standard RS-485 reaches about 1200 m at low baud; beyond that add an isolated repeater. Keep lighting, HVAC and curtain logic on clearly separated segments or address ranges so a fault is isolated. When a building outgrows one bus, a TCP/IP-to-RS-485 gateway bridges segments to the GRMS platform.

Frequently asked questions
- How far can RS-485 reach?
- About 1200 m at low baud rates (9600 to 19200). Beyond that, add an isolated repeater to extend the segment without degrading the signal.
- Why does my bus drop nodes intermittently?
- The usual culprits are a missing 120 ohm termination at one end, a ground loop from the shield bonded at both ends, or duplicate slave addresses. Fix those three first.
